A national fast-casual restaurant will move its headquarters, while staying in Boca Raton

I Heart Mac & Cheese leased 7,100 square feet on the third floor at 6600 North Military Trail, an office campus owned by Pebb Enterprises and BH Group, according to the landlords’ news release. Led by Stephen Giordanella, the restaurant will have roughly 30 employees in its new office. 

I Heart will move in the third quarter from its current headquarters at 621 Northwest 53rd Street, also in Boca Raton, according to Joe Freitas, one of the deal brokers. 

Freitas and John Criddle of CBRE, as well as Adam Starr of PEBB, represented the landlords. Pete Schlang of Woolbright Developers represented the tenant. 

Last year, Boca Raton-based Pebb and the Toledano family’s Miami-based BH Group paid $104 million for the 650,000-square-foot office campus that sits on nearly 29 acres. Though it’s no longer referred to as the Office Depot headquarters, the complex still is the home base for the office supplies giant. 

This year, ODP Corporation, Office Depot’s parent company, renewed its lease at the property through at least 2033 and amended the agreement to consolidate its offices in the entire 214,700-square-foot central tower, the landlords announced last month. Previously, Office Depot’s offices were scattered across the three towers at the campus. Office Depot is the anchor tenant. 

Pebb, led by Ian Weiner, BH and the Pérez family’s Coconut Grove-based Related Group plan to redevelop a portion of the complex with 500 multifamily units and a 36,700-square-foot gym. They also plan four retail and restaurant buildings totaling 42,000 square feet on outparcels, the release says. Two office buildings will remain, with plans to renovate the northern tower. 

Raccoon Coffee | Wynwood 

A coffee shop will open at the recently completed Wynwood Haus mixed-use project. 

Raccoon Coffee leased 1,800 square feet at 23 Northeast 17th Terrace in Miami, marking the first retail tenant at the development, according to the landlords’ news release. Wynwood Haus is in the Arts & Entertainment District, which is south of Wynwood.

Raccoon Coffee will operate a full-service food truck in front of its space until the interior buildout of its new space is finished and the restaurant moves in by year-end, the release says. 

The homegrown brand, started by the Di Frisco brothers, also has Miami outposts at 609 Brickell Avenue in Brickell and 330 Northeast 30th Street in Edgewater. 

Black Salmon, led by Jorge Escobar and Camilo Lopez, as well as Bridge Investment Group and LD&D, which collaborated with IGEQ, completed the 20-story Wynwood Haus building this year with 224 multifamily units and 5,500 square feet of ground-floor retail space. 

Black Salmon, LD&D and IGEQ are based in Miami. Led by Jonathan Slager, Bridge Investment is based in Salt Lake City, Utah.  

Stage Kitchen & Bar | Boca Raton 

New American restaurant Stage Kitchen & Bar will open in Boca Raton. 

Chef and restaurateur Pushkar Marathe’s eatery, known for its small plate offerings, leased 5,200 square feet at the Restaurant Row development on the northeast corner of Town Center and Butts roads, according to the landlords’ news release. Stage Kitchen will open by year-end. 

Chris Haass of Cohen Commercial represented the tenant.

Last summer, Pebb Enterprises completed the 22,500-square-foot Restaurant Row, which is near Simon Property Group’s Town Center at Boca Raton mall. The development is fully leased. 

In 2020, Marathe and his business partner, Andy Dugard, opened Stage Kitchen at 2000 PGA Boulevard in Palm Beach Gardens.

Also at Restaurant Row, El Camino and chef Fabio Trabocchi’s Fiolina Pasta House opened late last year. Pubbelly Sushi is on tap this summer.
